Mobile Manor was once, a Twenty-acre field furnishing pasture for a herd of Black Angus cattle when Dick and Lee Barnhart came to North Fort Myers looking for land to develop into a mobile home park. It was a heavily wooded area with a stream of fresh water running through it. The purchase was made in 1957, but it was not until March 1962 that the office was opened. By 1965 there were 100 mobile homes located here, making it necessary to add to the first 20 acres, so that the park might expand. Twenty-eight acres were bought to bring the area up to its present size. Expansion followed quickly and 315 homes are now in the park.
In developing the park, street names became necessary. The theme “light” was carried out in choosing these names. Thus the names Flame, Fireball, Gaslight, Lantern, Torch, etc., were used.

North Fort Myers is a census-designated place (CDP) in Lee County, Florida, United States. The population was 36,609 at the 2010 census. It is part of the Cape Coral-Fort Myers, Florida Metropolitan Statistical Area.

In the course of our business, we often represent sellers who are getting divorced.

Divorce (or dissolution of marriage) is the termination of a marriage or marital union, the canceling and/or reorganizing of the legal duties and responsibilities of marriage, thus dissolving the bonds of matrimony between a married couple under the rule of law of the particular country and/or state.

 

The purpose of this entry is to discuss divorce and real estate North Fort Myers. There are many other factors within the process of divorce. As with anything, please seek competent legal counsel. Here is a link to some information that the Florida BAR has put out Divorce In Florida Pamphlet

For assets involved in Divorce and Real Estate North Fort Myers you have a few options:

1. One of the divorcing parties retains the home.

Very often one of the parties wants to remain in the house. In such case, the cleanest approach is to have the remaining party pay the departing party the latter’s share of the net property value. This requires that the remaining party have the cash needed for that purpose. The two parties must also agree on how their respective ownership shares are to be calculated, and how the house will be valued. Since the property is not being sold, its value must be based on an appraisal, which requires the parties to agree on who will select the appraiser, who will pay for it, and whether marketing costs will be deducted from the valuation.

A clean break also requires that the departing party be removed from any existing mortgage obligation. This means that the remaining party must have the income and credit required to refinance the mortgage in her own name.

2. Sell the home.

Selling the house is the way to a quick and clean break: The only issue is deciding how the proceeds are to be divided, although this can be quite contentious when it is not agreed upon beforehand. Unless the couple can agree to accept the judgment of a neutral third party, it will have to be delegated to lawyers to negotiate, at which points the costs begin to mount.

One approach a third party could use is to divide the net proceeds according to each party’s contribution to the equity in the house when it is sold.

A few other things from our experience. Your listing agents should have a “focus on what they are there to do” attitude. Divorce, for the most part, can be emotionally exhausting. The Real Estate Agents involved should focus the transaction and the transaction only. Thereby removing themselves from the divorces commonalities.

Another thing to factor for Divorce and Real Estate North Fort Myers:

Real Estate inherently has a cost to keep. Its “burn rate” Burn rate is defined by the cash spent each month to retain the asset. You also have to factor in, that the attorneys involved are generally billing by the hour. While you do not want to leave money on the table, a fast sale tends to benefit all involved. The longer the divorce goes on, the less and less assets there are to divide up.

The following information is year over year comparison for 2015 versus 2014 for the North Fort Myers Real Estate Market.

The volume for the North Fort Myers Real Estate Market increased by 11.85%. The volume in one of the most important metrics. Increasing volume shows a growing market.

For Sales Counts:

The reduction in sales counts is a logical result of the prices going up. It is the invisible hand or supply and demand in motion.

For average price:

The average price rose in 2015 for the North Fort Myers Real Estate Market by 17.36%. That is a decent jump. This is the result of the distressed market fading away and traditional sellers being the majority of the market.

The median price:

The median price rising is significant as it show the bottom of the market coming up much faster than the average. This is the direct result of the distressed market going away as was mentioned above. One trend to watch is when the average and the median “bump”. This generally shows divergence to either (generally) the downside or upside depending upon where the North Fort Myers Real Estate Market is within the current trend/cycle.

The cash sales percentage:

The percentage of sales that were cash in the North Fort Myers Real Estate Market was down 17%. The additional use of leverage is another factor of the rising prices. The North Fort Myers Real Estate Market  still had 58% of the sales being cash. This is much higher than both the County, State and National Averages. This amount of equity entering the North Fort Myers Real Estate Market gives the market stability. It is hard to have a bubble when there is not much leverage going on.

Certificates of Title:

—December 2015: 92 Certificates of Title were conveyed

—November 2015: 167 Certificates of Title were conveyed

—December 2014: 452 Certificates of Title were conveyed

That is a significant reduction from the previous year!

Bear in mind, not all 92 of those Certificates of title will be listed in the MLS. Some were bought by investors at the auction.

The market of 2016 for Bank Owned Homes Lee County Fl does not resemble the market of 2014, much alone the heydays of the distressed market(2009 thru 2011). So how does a buyer obtain value in today’s market? We are finding that NBI (Not Bank Infested or Traditional Sales) are a better “buy” than most bank owned. They are trading at a slightly higher price but will require a lot less investment after the sale. Many times when you buy a bank owned home, you are buying many years worth of deferred maintenance.

The key to any real estate purchase whether it is a traditional sale or Bank Owned Homes Lee County Fl is to determine what you are there to do as well.
