  • So what do the numbers say?

The 4 basic things to watch in any Real Estate Market:

  • Volume
  • Sales Counts
  • Average Price
  • Median Price

About the data:

  • This is a Year over Year Comparison from Jan. (2016 versus 2017 ) thru March 20 for Lee County Residential
  • All the data was pulled from the MLS and trended in microsoft excel.
  • Please note, this is my work done for me and shared with you.

Sales Counts and Activity:

Volume  $979,042,897 $1,124,203,375 14.83%
Counts 3,525 3,779 7.21%

Average and Median Pricing:

2016 2017 DIFF
Average Price  $277,743 $297,487 7.11%
Median Price  $199,080 $218,500 9.75%

Additional Data Points to consider in this Southwest Florida Real Estate Market 2017 Update. how many months inventory?

  • As of 2:03 PM on 3/31/2017.
  • Lee County had 19,581 in the last 365 days.
  • That equates to a 1,631 sales a month.
  • We currently have 9,442 active listings.
  • We have 5.7 months inventory which is a balanced market.

How about the cash percentage?

2016 2017 DIFF
Cash % 50.27% 46.89% -6.72%

Conclusion:

  • The market appears to be doing fine. Volume, sales count, average and media price are all up. That is a growing market.
  • Further analysis shows the market segments are shifting.
  • Final and most important note. The street tends to be wrong.

Gators gather at a florida sinkhole

The Gators gather at a florida sinkhole just shows the beauty and diversity of the State of Florida and its ecosystem. We are Steelbridge Realty are unabashedly in love with this state!

In a secluded area of Myakka River State Park, there’s a sinkhole, named Deep Hole, that’s 200 feet wide and 130 feet deep, and it’s apparently an alligator’s dream home, according to local news reports.

I, Jeff Tumbarello (Broker Steelbridge Realty LLC) hike, hunt and fish in the Florida Everglades. I have seen a lot of Alligators in one place but nothing like this! There is so much more to Florida than just beaches (not a knock on our beautiful beaches at all!)

Gators gather at a florida sinkhole at Myakka River State Park

One of the oldest and largest state parks, Myakka protects one of the state’s most diverse natural areas. The Myakka River, designated as a Florida Wild and Scenic River, flows through 58 square miles of wetlands, prairies, hammocks, and pinelands. Visitors can enjoy wildlife viewing from a boardwalk that stretches out over the Upper Myakka Lake, then take to the treetops with a stroll along the canopy walkway. The park´s river and two lakes provide ample opportunities for boating, freshwater fishing, canoeing, and kayaking; a boat ramp provides access to Upper Myakka Lake. Hikers can explore trails that cross large expanses of rare Florida dry prairie. Scenic lake tours are offered daily on the world´s two largest airboats. Safari tram tours of the park´s backcountry are offered from mid-December through May. Full-facility campgrounds and primitive campsites are available. Five palm log cabins, built in the 1930s by the Civilian Conservation Corps, have been modernized for comfortable lodging. Located nine miles east of Sarasota on State Road 72.

The American alligator is classified by the US Fish and Wildlife Service as similarity of appearance to a threatened taxon. This listing provides federal protection for alligators but allows state-approved management and control programs. This listing has been adopted by the State of Florida.  Alligators can be legally taken only by individuals with proper licenses and permits.
